Safe patching procedure for old saves:

1. Load your save before applying the patch.
2. Go to an interior cell with no NPCs (e.g., the Safehouse basement).

4. Save the game (manual save, not quicksave).
5. Exit the game completely.
6. Install patch 2.31 r275054.
7. Reload the save. Run the console command: resetquest FOLON_Maint_Script
